Casa Alpaca Management
Full-service short-term rental management
We take over an existing listing or launch a qualified property, then run pricing, guest communication, cleaners, access, and turnover quality as one operating system.
One service, two starting points
Owner stays in control. We run the operation.
Existing STR takeover
Keep the property and listing while Casa Alpaca assumes the day-to-day operating work under an agreed transition plan.
Startup and management
For a viable property, we map the legal path, prepare the operating plan, launch the listing, and continue as manager.
Integrated operations
The work owners usually have to stitch together
The system was built inside an operating rental. Each workflow shares the same property, reservation, cleaner, and performance context instead of handing the owner another stack of tools.
Guest communication
Reservation-aware messaging, issue routing, and owner escalation without making you live in an inbox.
Turnover coverage
Cleaner recruiting, availability checks, assignment safeguards, training, and backup coverage built around the property.
Access and closeout
Smart-lock workflows, arrival tracking, required closeout steps, and timestamped property photos after each clean.
Pricing operations
Tiered pricing, length-of-stay controls, market review, and a documented monthly strategy update.
Founding-property pilot
Prove the operation before paying a management fee
For one qualified property in a serviceable area, Casa Alpaca waives setup and management labor through the first three completed guest stays, up to 60 days. The owner pays direct property costs such as cleaners, supplies, hardware, repairs, platform fees, and payment fees.
Scope, pass-through costs, exit terms, and the post-pilot rate are agreed in writing before work begins. Revenue improvement is measured against a valid baseline and is not guaranteed.
The pilot scorecard
- Guest response and issue-resolution time
- Cleaner coverage and on-time turnover rate
- Closeout and property-photo completion
- Occupancy, average daily rate, and net revenue against a valid baseline
- Owner time and manual interventions removed
Start with serviceability
We check the property before making promises
Cleaner access and local STR rules determine whether the system can perform. A fit review comes before a proposal.
- 1
Coverage and regulations
Confirm the address can be legally and reliably served.
- 2
Economics and operating plan
Establish the baseline, direct costs, responsibilities, and realistic launch or takeover path.
- 3
Written pilot decision
Proceed only when scope, measurement, pricing, and exit terms are clear to both sides.
